About the subcontractors. We view our relationship with our "subs" as the starting point of quality work. We facilitate and manage the construction, but they perform the craftmanship on your home. Bushnell Homes has spent years identifying the area’s best, and we now enjoy solid relationships with subcontractors and suppliers who share our standard for quality and customer satisfaction.

Pre-Construction Phase
We start by building your house on paper. We take you from finding property if needed to preliminary drawings and engineering to permits and the contract. Generally speaking, preconstruction takes approximately 1-3 months.
- The Property: The important first step. Even if you have a design, the Property impacts construction in many ways—how to best capture a view, create privacy, accommodate landscaping, manage water runoff, just to name a few.
- Design Development: The end result of this phase is preliminary drawings. We can introduce you to a local designer or work with yours. After a 1 to 2 hour meeting, the designer creates the preliminary drawings for your approval. Another option is to visit our partners at www.architectsnw.com and pick a plan that is right for you.
- Pre-Estimate: With the specs you also receive a preliminary estimate. The pre-estimate is based on costs of similar completed projects. We can work with your budget and suggest money-saving value engineering/material substitution options.
- Final Drawings: You have approved the preliminary drawings and estimate. The architect now generates the ¼-inch scale final drawings.
- Specifications: Generated from our meetings and subcontractor input, the "specs" detail any information not called out in the drawings. Approximately 15 pages in length, spec examples would be siding materials, colors, lighting fixtures, interior doors, plumbing fixtures, trim specs, etc.
- Shopping: You will spend a minimum of two days shopping with Tracy or Kim for the elements you can see and touch, such as appliances, cabinets, carpet, hard surfaces, and electrical and plumbing fixtures.
- Permits/Financing: With the working drawings, Bushnell homes will apply for the building permit, help you obtain financing, and submit your plans to any architectural review committee, if necessary.
- Contract Proposal: The contract proposal defines how your home will be constructed and for what price. It includes and expands upon the specs by further outlining Bushnell Homes responsibilities.
- Contract: All the relevant pieces generated during preconstruction are incorporated into the contract, formalizing the agreement between you and Bushnell Homes.

Construction Phase
The stages of construction are fairly basic. The sequence is standard industry practice, though many of the trades overlap.

Post-Construction Phase
The post-construction phase begins when the house is complete and before you move in. This phase is where Bushnell Homes has truly earned its reputation. We will come back; we will fix our problems; we will stand by our work. We want your enduring satisfaction.
- Walk-Through: In the walk-through Bushnell Homes carefully examines your home with you. we will orient you to the house; educate you about maintenance expectations; and provide you with a warranty book that includes a list of subcontractors, suppliers, and manufacturers’ product information. Bushnell Homes will reduce any noted repair requests to a punchlist which can be completed prior to move-in.
- Customer Service: Future service request items will be coordinated with the appropriate subcontractor/supplier to do so. The same holds true as time goes on; we will address your problems to complete resolution. If you have any questions about the three phases of the construction process, please feel free to call.
